Top Tips For Killer Real Estate Photos

Technology Matters

Don’t use your smartphone. While phone cameras have come a long way (think the Huawei P20 Pro) they are still nowhere near as advanced as a DSLR camera. They are great for sending a quick video or photo to a client but shouldn’t take the place of a traditional camera.

 

Do use a DSLR camera. DSLR cameras are capable of producing RAW files. While RAW files are substantially larger than a JPEG file, they are a photography favourite. They preserve full editing capabilities and have higher resolution than a JPEG, which undergoes some compression. Along with a DSLR, you should also invest in a wide angle lens. This will allow you to capture more of a space without having to move farther away from it (which is often not possible in real estate photos). You should also use a tripod where possible. The eliminates any shaking of the camera and keeps all vantage points of the final photos at a similar height.

 

Be Cognizant Of The Flash

Don’t aim the flash directly at what you’re photographing. Direct flash creates harsh shadows and can wash out details. When taking photos to sell your house, you want the picture to look as true to life as possible. Turn on lights and try to make the space as bright as possible and play with your camera’s aperture and ISO setting for optimal images.

 

Do diffuse the light. If you have the means, purchasing a light diffuser will work wonders. If not, you can go the DIY route and use a kleenex or sheer cloth to drape over the flash.

 

Watch The Saturation

Don’t over saturate the image. Photo editing is like make-up. Most of the time a little goes a long way. Avoid over saturating the image or else your colouring will be all out of whack.

 

Do use photo editing tools where necessary. If your lighting situation wasn’t ideal, by all means, use a software light Adobe Lightroom or Photoshop to brighten up your images. You can also touch up small flaws and remove any shadowing.
